Mark was asked to find a flat of quality within 5 minutes walk of Waverley Station, making for a very limited search area. He approached a former client who had moved to London, but retained a flat on Calton Hill. A private sale was arranged at a recognised ‘premium’ value – both parties later expressed great satisfaction with the confidential, low key and positive nature of the transaction.
Student flat
Mark acted for parents to find a suitable investment property for their student daughter to use whilst at university. It was agreed that the girl would look at properties initially, with Mark advising and ready to ‘vet’ flats which were appealing. By carrying out 5-minute ‘walk round’ appraisals, he warned against the purchase of several properties. When ‘the right’ flat came onto the market, he advised what price would be successful at a closing date.
Weekend pied-à-terre
A family with children at Fettes College instructed Mark to find a spacious flat within a mile of the school, which would form a suitable weekend ‘pied-à-terre’. He notified all the leading agents of this requirement and was told of a ground and basement flat in the New Town which could be bought off-market. The property was purchased and has been used continuously by the family for six years. There were no abortive bids or complications with the purchase.
